Looking to set up a Firework retail shop in the UK

I am looking to set up a firework shop next year, I have suppliers in place as my day job has me working with quite a few suppliers already, but I am having trouble working out how to find a space to sell out of, as not many places do short term rents... And to my understanding, I will have to licence the building first (Or check if it is eligible) before...
